Buying a new home in London

If you’re itching for city life and want to live in the big smoke, moving to London is the ideal path for you. With infinite opportunities for work, leisure and education, it’s no surprise that just under 200,000 people move to London from elsewhere in the UK every year. With such diverse architecture, culture and history, there are also thousands of new build homes available for purchase, from studio apartments to larger houses. New builds in London tend to have a wide range of modern amenities with contemporary designs, are low maintenance and super safe and secure. They are also in more convenient locations, meaning travelling around the city is easy.

House prices in London are, unsurprisingly, the highest in the United Kingdom, but with the range of incentives and schemes available to first time buyers and second steppers, it is becoming easier to be able to afford a new home. One option is buying a Shared Ownership home - the Shared Ownership scheme, in which you buy a percentage (10%-75%) of a property and pay rent on the share that remains, is available to anyone who doesn’t currently own a home. You are eligible for Shared Ownership if you are able to demonstrate that you can get a mortgage and maintain the payments with your annual household income. There are a range of homes available to you on this scheme which are sold through non-for-profit housing associations based in the capital, including Peabody, SO Resi and L&Q.

In addition to Shared Ownership, “First Dibs London” is a voluntary scheme where developers and housing associations restrict the sales of new build market sale properties in London up to £350,000 to UK residents for three months before any overseas marketing happens. Many of the developers that we list on our website have signed up to this scheme, making living in London more accessible for those who want to live in the city.

As well as buying schemes that are offered by the government, many developers will have their own offers available, such as for Key Workers and people in the Armed Forces. It would be beneficial to investigate different builders to see what is being offered. Many will offer high value incentives, such as having your mortgage paid for a period of time, having legal fees and moving bills paid, or free upgrades to the property itself. If you’re looking to move into an apartment, there will likely be a selection of added extras that come with your home for you to enjoy, such as concierges, gyms, pools, bars and communal social areas, meaning you could also save money on things such as gym memberships. It is important to note that additional service charges may be applicable for some homes. New homes are also significantly more energy-efficient than second hand homes, therefore you will save thousands in bills.

London boasts an extensive and well-connected public transport system that includes buses, the London Underground (the Tube), trains, trams, and riverboats. The city centre also offers easy national travel links, with Kings Cross, Marylebone and Euston offering regular trains in and out of the city. You can easily navigate around most of London with an Oyster card, which offers convenient access to all modes of transportation at a good price. For leisure, Thames riverboats offer a unique experience, passing landmarks like the Tower of London and the London Eye. Cyclists can enjoy the city's network of bike lanes and the Santander Cycles bike-sharing program, allowing for an eco-friendly way to get around the city. London has six major airports: Heathrow, Gatwick, Stansted, Luton, London City, and Southend. Each airport offers extensive national and international connections.

London's universities stand as academic models and attract thousands of students from across the globe. Imperial College London excels in science and engineering, while the London School of Economics focuses on social sciences. King's College London is acclaimed for health and humanities, whilst University College London (UCL) offers a broad academic spectrum. These institutions contribute significantly to global education, research, and innovation.

London's culture has a whole host of influences reflecting its popularity as a home and as a tourist destination across the world. Renowned museums like the British Museum and Tate Modern showcase history and art, whilst the West End offers world-class theatre. There is a huge variety of places to dine out, from Michelin-starred restaurants to street food, such as Camden Market. Entertainment options are extensive, from music venues like the O2 to sports events at Wembley. Culture thrives in historical architecture, diverse neighbourhoods, and multicultural festivals across each borough of London, and all year round you will find a whole host of events going on, so you’ll not be lost for something to do.

We feature a range of new build homes for sale in London that are suitable for the city dweller. Simply browse the listings above, or search by postcode or borough on our homepage.
