St Bernard’s Gate it is a residential development in West London by Catalyst. The project is located in Hanwell, next to Ealing General Hospital.

St Bernard's Gate CGICatalyst bought the land from the West London Mental Health Trust with outline planning permission for £14million in 2013. Permission for phase one was granted in November 2015 and is due for completion in summer 2017. Phase two was given consent in June 2016 and is due to be completed in 2018. During the planning process, Catalyst was able to increase the percentage of affordable housing, rising from 30% to 51%.

Originally part of a Victorian asylum, St. Bernard’s Gate was predominately made up of drab key-living accommodation for doctors and nurses, built in the 1970s and late 80s.

Once complete, the project will deliver 270 homes; 130 for market-sale, 118 shared-ownership and 22 for social rent. There will be provision of 137 car parking spaces, both on street and under-croft. All residents will also be offered free three year car-club membership and there will be ample space for cycle storage with places for 174 bikes.

So far, Catalyst Gateway (Catalyst’s community development arm) has supported 10 local people to take up long-term apprenticeships to work on the site with its construction partners.
